Miami Beach is a city of its own in Miami-Dade County, incorporated in 1915 on a barrier island between Biscayne Bay and the Atlantic. The report's four areas hold about 43,200 condominium units and 4,800 houses: about half of the units in South Beach, and one house in five on the islands of the bay.

Julian Acosta on Miami Beach

I read Miami Beach by what you want to live in. Most of the city is condominiums, and about half of its units stand in South Beach, where few houses remain. The houses are elsewhere. Mid-Beach holds nearly half of them, most built before 1960, around its golf courses and lakes. North Beach has smaller houses, on Normandy Isles and Biscayne Point, and most of the city's townhouses. On the islands of the bay the houses and lots are the largest. Tell me whether you want a unit or a house, and I will show you where to look.

Who buys in Miami Beach

What buyers buy. Of the 1,777 homes bought in Miami Beach for $200,000 or more from October 2025 to September 2026, 1,550 were condominium units and 227 houses, by Miami-Dade County's property record:

  • South Beach holds more than half of the units, 809, and 10 of the houses.
  • Mid-Beach divided 320 units and 92 houses, and North Beach 362 units and 61 houses.
  • The islands had 59 units and 64 houses.

Where the tax bill goes. Of the 1,550 condominium units, 658 have their tax bill mailed to the unit itself and 437 elsewhere in Miami-Dade; 165 go elsewhere in Florida, 267 to other states and 23 abroad. Of the 227 houses, 111 are billed at the house and 80 elsewhere in Miami-Dade; 9 go elsewhere in Florida, 24 to other states and 3 abroad (Miami-Dade County Property Appraiser, parcel record, read October 26, 2026).

A tax bill shows where an owner receives it today, not where the owner came from, and an owner who buys through a company or an attorney receives it there. Several bills can go to one address: 66 of the North Beach units billed elsewhere in Florida go to a single address, all bought from June to August 2026.

How the Figures Are Measured

How each figure is measured

Closed sales from MIAMI REALTORS® MLS, data as of October 19, 2026. Miami Beach is the City of Miami Beach without Fisher Island's condominiums, plus the two Venetian islands the County files in the City of Miami: every sale whose Miami-Dade County folio carries code 02 or lies on those islands' plats, and a sale with no folio whose city is Miami Beach outside ZIP 33109. A sale the MLS records twice is counted once, at its County deed. A median is stated only from five sales up. Price per square foot uses the listing's living area.

The middle price, or median. To see how a market is doing, you use its middle price, which reports call the median: line up every sale from lowest to highest and take the one in the center. Half of the homes sold for more than the median and half for less.

An example with made-up figures. Picture five sales lined up from lowest to highest: $400,000, $450,000, $500,000, $600,000 and $1,000,000. The median is the third one, $500,000: two homes sold for less and two for more. The average of those five sales would be $590,000, because you add them up and divide by five, and the $1,000,000 sale pulls it up.

Why this report uses the median, not the average. A single record sale moves a market's average, but barely moves its median. That is why Zillow, Realtor.com and the REALTORS® associations also report the median sale price.

What the reference price is for. The median is for reading a market: comparing one quarter with another and one area with another.

It does not set the price of your home. Your home's price comes from its own comparable sales, similar homes nearby that sold recently, which is what a comparative market analysis (CMA) measures.

Plain words used on the page
  • Median or typical price: half of the homes sold for more, half for less.
  • How close to asking (sale-to-list): the sale price as a share of the last asking price. 94% means $6 off every $100.
  • Days to sell (days on market): how many days a home that sold was listed, as the MLS counts them.
  • Waterfront: the listing's MLS mark; for a condominium, its building's.
