Quick Answer

Brickell is a neighborhood of the City of Miami, not a city of its own, and a condominium market.

On this site it runs from the Miami River to the Rickenbacker Causeway and from Biscayne Bay to Interstate 95, with Brickell Key. Every parcel in it carries the City of Miami's folio code.

The Miami-Dade Property Appraiser's record for assessment year 2026 counts 23,691 residential condominium units. They stand in 97 condominiums, by the same 2026 record. Against them, the same 2026 record counts 133 single-family homes. It also counts 22 townhouses on Brickell Avenue. 54 of the condominiums were built in 2000 or later, by the same 2026 record. 35 are thirty years old or more, by the same 2026 record. The median unit measures 1,056 SF, by the same 2026 record.

Three ZIP codes divide it: 33131 from the river to SE 15 Road, with Brickell Key; 33130 from South Miami Avenue west to the interstate; 33129 south of SE 15 Road, where the single-family streets are. One Metrorail station and 5 Metromover stations stand inside it, by Miami-Dade County's station layers, read October 29, 2026. Prices and inventory on this page are read from the MLS.

What is the Brickell real estate market like today?

The market, in one sentence. In the twelve months to September 30, 2026, condominiums in Brickell closed at a median of $618 per square foot and $625,000 a unit, from 801 closed sales (closed sales the MIAMI REALTORS® MLS reported, read October 12, 2026). They are the market's sales, not Julian Acosta's own.

Brickell holds 23,691 residential condominium units in 97 condominiums, by the Miami-Dade Property Appraiser's record for assessment year 2026. For each single-family home there are 178 condominium units.

Most of it was built in two decades: 36 condominiums, with 10,684 units, date from the 2000s, and 17, with 5,472, from the 2010s. The oldest in the record dates from 1963.

The unit is mid-sized. The median is 1,056 SF of living area, and half of all units fall between 806 and 1,316 SF. 9,844 have two bedrooms, 8,564 have one, and 2,471 have three or more.

Record figures are the Miami-Dade Property Appraiser's, assessment year 2026, read October 4, 2026. A tower enters that record when its condominium is declared, so the newest towers may not be counted yet. Live figures are read from the MIAMI REALTORS® MLS for this site's Brickell zone, filed by folio; its closed sales are the MLS's for the twelve months to September 30, 2026, read October 12, 2026. A dash is a value the feed has not supplied, never a zero.

BRICKELL · CITY OF MIAMI
Four Lines on the Map

Where is Brickell?

The Miami River is the north line. Interstate 95 is the west line. SW 26 Road and the Rickenbacker Causeway are the south line. Biscayne Bay is the east line, and Brickell Key, the island off SE 8th Street, is inside it.

South of the causeway, Brickell Avenue continues toward Coconut Grove; that stretch is not part of the Brickell this page reads.

Three ZIP codes cover it, and none of the three ends at these lines. 33131 crosses the river into Downtown, and 33130 and 33129 cross the interstate. A ZIP code alone does not say whether an address is in Brickell.

Facts of the Record

What sets Brickell apart?

A condominium market. 23,691 residential condominium units against 133 single-family homes. The County also counts 98 cooperative units, 334 hotel-condominium units, and 24 rental buildings holding 3,944 apartments.

Rail inside the neighborhood. The Brickell Metrorail station stands at 1001 SW 1st Avenue. 5 Metromover stations of the Brickell loop are inside the zone: Brickell, Fifth Street, Eighth Street, Tenth Street/Promenade and Financial District.

Six decades of buildings. The condominiums in the record date from 1963 to 2023. 35 of them were built in 1996 or earlier; 54 were built in 2000 or later.

Condominiums, by Building

How is a Brickell condominium read?

A Brickell condominium is read by its own sales, not by the neighborhood's average. The record shows why: a condominium here holds anywhere from 4 units to 725, and the median holds 230. 41 hold 300 units or more.

One name can be several condominiums. The County files each tower's units under its own nine-digit folio group, and some projects are two or three groups. This site reads a building by the name buyers use and keeps its folios beside it.

In the twelve months to September 30, 2026, 801 condominiums closed in Brickell at a median of $618 per square foot (closed sales the MIAMI REALTORS® MLS reported; this site's Brickell market report, data as of October 19, 2026).

Thinking of Selling in Brickell?

In the twelve months to September 30, 2026, condominiums in Brickell closed at a median of 95.2% of their last list price, after a median of 87 days on the market, from 801 closed sales (closed sales the MIAMI REALTORS® MLS reported, read October 12, 2026).

A Brickell condominium is compared with its own building first, then with buildings of the same decade in the same area. Two units of the same size can stand in buildings forty years apart.

Those figures are the market's sales, not Julian Acosta's own.

“I had the opportunity to work with Julian after he shared some valuable insights about the local market, and right from the start, his transparency and dedication stood out. He offered helpful information without any pressure, which built the trust I needed to move forward with selling my property in Miami Beach. Even though the South Florida market has been pretty slow, Julian knew exactly how to position the property. Thanks to his strong network and the groundwork he’d been doing, he was able to get it under contract while it was still off market. I had tried to sell before without success, but this time we were able to close a deal that truly worked in my favor. I really appreciated his follow-through, attention to detail, and the way he navigated the entire process. I’d gladly recommend him”
