LIVE On the market now: 130 homes at $2,000,000 and up · median asking $1,421 a sq ft · AS OF November 1, 2026

Coconut Grove is a neighborhood of the City of Miami between US-1 and Biscayne Bay, from the Rickenbacker Causeway to Le Jeune Road. About 3,200 houses, more than half built before 1960, share it with about 5,100 condominium units. Its bayfront is public, from Dinner Key Marina to Peacock Park, and its village center holds CocoWalk and the Barnacle.

Julian Acosta on Coconut Grove

One of my two offices is in Coconut Grove, on South Bayshore Drive, a few blocks from the bay. What the Grove offers is the water and its scale: houses on streets a short walk from the village, condominiums on South Bayshore Drive, sailing out of Dinner Key. Each of its four areas sells differently. A house in South Grove and a condominium in Center Grove are two different decisions. I read each one from its own closed sales and the County's record, and I tell you what the numbers mean for your home.

How each figure is measured

Closed sales from MIAMI REALTORS® MLS, data as of October 19, 2026. Coconut Grove is the City of Miami's Grove on the bay side of US-1: every sale whose Miami-Dade County folio lies in the plats and lots the County's parcels place there, and a sale with no folio in ZIP 33133 outside Silver Bluff. A median is stated only from five sales up. The MLS files some side-by-side townhomes, two-unit condominiums, as condominiums; this report counts each sale as the MLS files it. Price per square foot uses the listing's living area. The four areas, North, Center, West and South Grove, are the City of Miami's Grove neighborhoods, Grove Center divided at SW 27th Ave and South Grove Bayside at the Barnacle.

The middle price, or median. To see how a market is doing, you use its middle price, which reports call the median: line up every sale from lowest to highest and take the one in the center. Half of the homes sold for more than the median and half for less.

An example with made-up figures. Picture five sales lined up from lowest to highest: $400,000, $450,000, $500,000, $600,000 and $1,000,000. The median is the third one, $500,000: two homes sold for less and two for more. The average of those five sales would be $590,000, because you add them up and divide by five, and the $1,000,000 sale pulls it up.

Why this report uses the median, not the average. A single record sale moves a market's average, but barely moves its median. That is why Zillow, Realtor.com and the REALTORS® associations also report the median sale price.

What the reference price is for. The median is for reading a market: comparing one quarter with another and one area with another.

It does not set the price of your home. Your home's price comes from its own comparable sales, similar homes nearby that sold recently, which is what a comparative market analysis (CMA) measures.
