Miami Market Questions

How is the Miami housing market? 1.3% federal index, Q2 2026 vs. a year earlier+
The Federal Housing Finance Agency's house price index for the Miami-Miami Beach-Kendall area was 1.3% higher in the second quarter of 2026 than a year earlier. In Coral Gables, the third quarter of 2026 recorded 141 closed sales and a median single-family sale price of $2,150,000, according to MIAMI REALTORS® MLS records.
What is the median home price in Miami?+
It depends on the market. Over the twelve months to September 30, 2026, the median single-family sale price was $2,200,000 in Coral Gables, $2,725,000 in Pinecrest and $4,537,500 in Key Biscayne, according to MIAMI REALTORS® MLS records. Each market's report states its own median, by property type.
Are home prices dropping in Miami? 1.3% federal index, Q2 2026 vs. a year earlier+
Not in the latest figures. The federal house price index for the Miami-Miami Beach-Kendall area was 1.3% higher in the second quarter of 2026 than a year earlier, and the Coral Gables single-family median was $2,150,000 in the third quarter of 2026, against $1,963,500 a year earlier. No report here forecasts prices.
How often are the market reports updated?+
Every quarter. A report is counted from the MIAMI REALTORS® MLS at least fifteen days after its quarter ends, because closings are recorded for days after their date, and is published in January, April, July and October. The Coral Gables report for the fourth quarter of 2026 follows in January 2027.
Where do the figures come from?+
Sale prices come from closed sales in the MIAMI REALTORS® MLS, analyzed by Julian Acosta, a Compass real estate agent licensed since 2005; each market is drawn by Miami-Dade County parcel numbers. The Miami area's index comes from the Federal Housing Finance Agency. Sales outside the MLS are not counted.

How the Figures Are Measured

How each figure is measured
  • Sales are closed sales recorded in the MIAMI REALTORS® MLS, analyzed by Julian Acosta with data as of the date each report states. A sale that never entered the MLS is not counted.
  • A market is drawn by Miami-Dade County parcel numbers, not by the city name typed on a listing.
  • A median, not an average, and only from five sales up. A range is the middle half of the sales.
  • Price per square foot is the sale price over the living area on the listing.
  • Days on market is counted for the listing that sold.
  • A quarter is counted at least fifteen days after it ends; its count is restated in the next report.
  • The federal index is the Federal Housing Finance Agency's, quoted as the agency publishes it.
  • No forecast. A report states what closed.

What the index counts. The agency describes it as a weighted, repeat-sales index: it measures average price changes in repeat sales or refinancings of the same single-family properties, whose mortgages Fannie Mae or Freddie Mac purchased or securitized. The all-transactions version adds appraisal data. It shows how prices move, not what a home sells for, and a home bought without such a mortgage is not in it. What homes sell for is in each market's report, from the MLS.
