Julian Acosta on Brickell
Brickell is a market of condominiums, and each of its six areas sells differently. A unit on Brickell Key and a unit in Brickell Village are two different decisions, and the houses of Miami Avenue are a market of their own. I read each one from its own closed sales and the County's record, and I tell you what the numbers mean for your home.

Brickell Condo Prices by Area
Real local data by micromarket: Brickell's closed sales in its six areas, the City of Miami's Brickell neighborhoods, each by type of home and by the water, over the twelve months to September 30, 2026.

Who buys in Brickell
What buyers buy. Of the 708 homes bought in Brickell for $200,000 or more from October 2025 to September 2026, 704 were condominium units and 4 houses, all of the houses in Miami Avenue, by Miami-Dade County's property record. Brickell Business District took 250 of the units and Brickell Village 225.
Where the tax bill goes. Of the 704 condominium units, 320 are billed at the unit and 252 elsewhere in Miami-Dade; 49 go elsewhere in Florida, 77 elsewhere in the United States and 6 abroad. Of the 4 houses, 2 are billed at the house and 2 elsewhere in Miami-Dade (Miami-Dade County Property Appraiser, parcel record, read October 25, 2026).
A tax bill shows where an owner receives it today, not where the owner came from, and an owner who buys through a company or an attorney in Miami receives it there.

How the Figures Are Measured
How each figure is measured
Closed sales from MIAMI REALTORS® MLS, data as of October 19, 2026. Brickell is the City of Miami from the Miami River to the Rickenbacker Causeway and from Biscayne Bay to Interstate 95, Brickell Key included, by the Miami-Dade County parcels inside those lines. A sale the MLS records twice is counted once, at its County deed. A median is stated only from five sales up. Price per square foot uses the listing's living area.
The middle price, or median. To see how a market is doing, you use its middle price, which reports call the median: line up every sale from lowest to highest and take the one in the center. Half of the homes sold for more than the median and half for less.
An example with made-up figures. Picture five sales lined up from lowest to highest: $400,000, $450,000, $500,000, $600,000 and $1,000,000. The median is the third one, $500,000: two homes sold for less and two for more. The average of those five sales would be $590,000, because you add them up and divide by five, and the $1,000,000 sale pulls it up.
Why this report uses the median, not the average. A single record sale moves a market's average, but barely moves its median. That is why Zillow, Realtor.com and the REALTORS® associations also report the median sale price.
What the reference price is for. The median is for reading a market: comparing one quarter with another and one area with another.
It does not set the price of your home. Your home's price comes from its own comparable sales, similar homes nearby that sold recently, which is what a comparative market analysis (CMA) measures.
Plain words used on the page
- Median or typical price: half of the homes sold for more, half for less.
- How close to asking (sale-to-list): the sale price as a share of the last asking price.
- Days to sell (days on market): how many days a home that sold was listed, as the MLS counts them.
- Price per square foot: the price divided by the living area.
- Waterfront: the listing's MLS mark; for a condominium, its building's.
