Why High Pines Is Different
High Pines' 620 single-family homes stand between two cities and in neither, in unincorporated Miami-Dade County by the Miami-Dade Property Appraiser's record for assessment year 2026. Five facts of the public record set it apart from the markets beside it.
JURISDICTION
In no city at all
A High Pines folio opens with 30, the County's code for land in no municipality: Miami-Dade County provides its police, fire rescue, building permits and zoning.
TAX
A lower rate than Coral Gables
In 2025 the total rate was 16.9317 mills, against 18.1852 in Coral Gables: $1,253.50 a year less on each $1,000,000 of taxable value.
LAND
A quarter-acre lot
The median single-family lot is 11,154 SF, and most of the land is zoned RU-1, the County's single-family district, with a minimum lot of 7,500 SF.
NEW HOUSES
An old neighborhood being rebuilt
The median house was built in 1960. 300 predate it, and 103 were built in 2015 or later, one in six (Miami-Dade Property Appraiser, assessment year 2026).
PLACE
Between Coral Gables and South Miami
Coral Gables lies across Sunset Drive and along the east side, the City of South Miami across Red Road, and Sunset Elementary School stands inside High Pines, at 5120 SW 72 Street.

Where is High Pines, and is it part of Coral Gables?
High Pines lies in ZIP code 33143 between Sunset Drive (SW 72 Street) on the north and SW 80 Street on the south, which Miami-Dade County's street record also names Davis Road, and from Red Road (SW 57 Avenue) east to the Coral Gables city line (Miami-Dade County's street and municipal layers, read October 4, 2026).
The south line is this site's. Miami-Dade County's own documents name the two areas together, as High Pines/Ponce Davis, and draw no line between them.
Coral Gables lies across Sunset Drive and along the east side. The City of South Miami lies across Red Road. Ponce-Davis begins on the south side of SW 80 Street.
Sunset Elementary School stands inside High Pines, at 5120 SW 72 Street.
The name is a plat name. The County's parcel record carries the High Pines plats, first filed in Plat Book 10, page 18, and their later revisions.
No, High Pines is not part of Coral Gables. If your address is in High Pines, it is in unincorporated Miami-Dade County: its folio opens with 30, the County's code for land in no municipality, and Miami-Dade County provides its police, fire rescue, building permits and zoning. In 2025 the total tax rate there was 16.9317 mills, against 18.1852 in Coral Gables: $1,253.50 a year less on each $1,000,000 of taxable value (Miami-Dade Property Appraiser, parcel layer and 2025 Adopted Millage Rates).
A High Pines listing names Miami, Coral Gables or South Miami as its city. None of the three is its jurisdiction, and a Coral Gables folio opens with 03.
The whole difference, 1.2535 mills, is one line of the table. Coral Gables levies 5.5590 mills for the city, which runs its own fire department. An unincorporated parcel pays 1.9090 mills to the County's municipal service area and 2.3965 to the County's fire rescue district, 4.3055 together. School, County-wide, library and regional rates are the same on both sides of the line.
The millage is not the whole bill. A parcel inside one of the County's special taxing districts also pays that district's assessment. In High Pines those are the street lighting of the two townhouse plats and the Davis Ponce patrol district, which reaches a little north of SW 80 Street.
What this is for
These lines and the folio tell you whether an address is in High Pines and which tax rate it pays: 16.9317 mills in unincorporated Miami-Dade against 18.1852 in Coral Gables, by the Property Appraiser's 2025 table.

Was High Pines annexed by Coral Gables?
High Pines was never annexed by Coral Gables: the City of Coral Gables applied to Miami-Dade County in 2018 to annex High Pines and Ponce-Davis together; a committee of the County commission denied the application on July 17, 2019, and the City ended a second attempt on October 10, 2023. High Pines remains unincorporated in the County's 2026 record (Miami-Dade County, legislative file 191144; City of Coral Gables, Resolutions 2018-105, 2023-09 and 2023-294).
The 2018 application covered one area of about 675 acres. The County's Planning Advisory Board recommended it on December 3, 2018. The County commission's Health Care and County Operations Committee denied it and laid it on the table, with the suggestion that the City apply for the two areas separately.
The City began again in January 2023. Its resolution of October 10, 2023 records 328 petitions received of the 509 needed to represent 20 percent of the area's registered voters.
What this is for
This record tells you why High Pines is still unincorporated: the County denied Coral Gables' application of 2018, about 675 acres with Ponce-Davis, in 2019, and the City ended a second attempt in 2023, by the County's legislative file and the City's resolutions.

Thinking of Selling in High Pines?
In the twelve months to September 30, 2026, single-family homes in High Pines closed at a median of 95.7% of their last list price, after a median of 86 days on the market, from 29 closed sales. At $2,000,000 and above, the median was 97.1%, after 75 days, from 27 sales (closed sales the MIAMI REALTORS® MLS reported, read October 12, 2026).
Those figures are the market's sales, not Julian Acosta's own. With so few sales in a year, one closing moves a median. A median says where half of the sales stood; it says nothing about one house. Here the first step is the folio, then the lot.

“Julian is a great partner in your dream house search in Pinecrest. He is commited in making sure you are very happy with your purchase. Best realtor in Pinecrest!”
“I had the opportunity to work with Julian after he shared some valuable insights about the local market, and right from the start, his transparency and dedication stood out. He offered helpful information without any pressure, which built the trust I needed to move forward with selling my property in Miami Beach. Even though the South Florida market has been pretty slow, Julian knew exactly how to position the property. Thanks to his strong network and the groundwork he’d been doing, he was able to get it under contract while it was still off market. I had tried to sell before without success, but this time we were able to close a deal that truly worked in my favor. I really appreciated his follow-through, attention to detail, and the way he navigated the entire process. I’d gladly recommend him”
“We had the pleasure of working with Julian Acosta to sell my husband's apartment in Coconut Grove, and we couldn't be happier with the experience. Julian was always available and incredibly easy to contact, making the entire process smooth and stress-free. His promptness and reliability stood out throughout the sale. Julian demonstrated exceptional knowledge of the market and provided us with invaluable advice on pricing the apartment appropriately. When difficulties arose during the closing process, he worked diligently to facilitate and resolve these issues efficiently. Thanks to his hard work and dedication, the apartment sold rapidly. We greatly appreciate Julian's efforts and professionalism. Without hesitation, we would choose to work with him again in the future and recommend his services to anyone in need of an outstanding realtor.”
“It was a pleasure working with Julian. He was very organized, articulate, and responsive. *Updating original review. Julian has helped us twice now: first as renters, and now as buyers. In both cases Julian was extremely professional, helpful, and a pleasure to work with from start to finish. Highly recommend him as a real estate agent.”
“Julian and his team were stellar - with their strategies and resources, we were able to close on our home quickly and at our asking price! They are so knowledgeable and were very reassuring, kind, and positive throughout the whole process. We have both bought and sold with Julian and his team, and have complete confidence in them! Thank you for everything!”
“I hired Julian to sell a house in Miami . He was friendly and wonderful to work with. He has great negotiation skills and I was impressed with how quickly he sold the home. He kept in contact with me throughout the entire experience. I would definitely hire him again for any real estate needs I have in the future”

Talk to Julian Acosta
How Julian Acosta reads High Pines. I start with the folio, because the listing will not tell me. A High Pines listing names Miami, Coral Gables or South Miami as its city; a folio that opens with 30 says the County governs it, and in 2025 that meant 16.9317 mills against Coral Gables' 18.1852. Then I read the lot: a median of 11,154 SF here, with 300 houses built before 1960 beside 103 built since 2015. In High Pines the city on the listing is not the city on the tax bill.
