Quick Answer
Coconut Grove is part of the City of Miami, not a city of its own, east of US-1 on Biscayne Bay. A 1925 vote annexed it as Greater Miami was created. The City's zoning code draws it between US-1 and Biscayne Bay, from the Rickenbacker Causeway to Douglas Road and Le Jeune Road.
East of US-1, the Miami-Dade Property Appraiser's record for assessment year 2026 counts 3,187 single-family homes. The same record counts 5,068 condominium units. They stand in 464 condominiums. It also counts 231 townhouse parcels. The median single-family lot is 7,585 SF, by that record. 20 lots are an acre or more. More than half of the houses were built before 1960. 347 houses were built since 2015, by the 2026 record.
The code names four sub-districts, North Grove, Center Grove, Village Center and South Grove, and a second district for Village West. As adopted with the Miami 21 code in May 2010, it limits a single-family house to 25 feet in height. The bayfront at the center is public: Peacock Park, Regatta Park, David T. Kennedy Park and Dinner Key Marina. Prices and inventory on this page are read from the MLS.
What is the Coconut Grove real estate market like today?
The market, in one sentence. In the twelve months to September 30, 2026, single-family homes in Coconut Grove closed at a median of $2,850,000, from 178 closed sales, and condominiums at a median of $984 per square foot, from 182 closed sales (closed sales the MIAMI REALTORS® MLS reported, read October 12, 2026). They are the market's sales, not Julian Acosta's own.
East of US-1, Coconut Grove is three markets on one map: 3,187 single-family homes, 5,068 condominium units and several hundred attached homes, by the Miami-Dade Property Appraiser's record for assessment year 2026.
The lot is small and the large lot is rare. The median single-family lot is 7,585 SF, half of all lots fall between 6,060 and 10,732 SF, and 20 are an acre or more.
It is an old neighborhood being rebuilt. 1,740 of its houses predate 1960, 540 of them 1940; 347 have been built since 2015, one in nine.
Coconut Grove's parcel figures on this page are the Miami-Dade Property Appraiser's, assessment year 2026, read October 4, 2026, for the parcels east of US-1.
Record figures are the Miami-Dade Property Appraiser's, assessment year 2026, read October 4, 2026, for the parcels east of US-1. Live figures are read from the MIAMI REALTORS® MLS for this site's Coconut Grove zone: City of Miami parcels in ZIP code 33133, which also takes in blocks across US-1 and leaves out the plats named Silver Bluff and Brickells Flagler; its closed sales are the MLS's for the twelve months to September 30, 2026, read October 12, 2026. A dash is a value the feed has not supplied, never a zero.

Where does Coconut Grove begin and end?
Coconut Grove is east of US-1. The City of Miami's zoning code draws its Coconut Grove conservation district between US-1, the Rickenbacker Causeway, Biscayne Bay and Douglas Road.
Across US-1 the City's neighborhood map changes names. The blocks there are Douglas Park and Silver Bluff. They share ZIP code 33133 with the Grove, and several of their condominiums carry "Grove" in their recorded names.
Two Metrorail stations stand on that side, at the Grove's edge: Coconut Grove, at 2780 SW 27th Avenue, and Douglas Road, at 3060 SW 37th Court.
Coconut Grove is not a municipality. Its folios open with 01, the County's code for the City of Miami, and the City's own code says the community predates the city.

What are the areas of Coconut Grove?
The City's code divides its Coconut Grove conservation district into four sub-districts and gives a district of its own to Village West.
North Grove.
From US-1 to the bay, between the Rickenbacker Causeway and SW 27th Avenue. Bay Heights and the streets off South Bayshore Drive are here.
Center Grove.
From US-1 to Oak Street, between SW 27th and SW 32nd Avenues.
Village Center.
From Oak Street and Tigertail Avenue to the bay, between SW 27th Avenue and SW 32nd Avenue, Main Highway and the Barnacle. As adopted, the code sends every Village Center property to a coordinated review committee.
South Grove.
South of Loquat, Kumquat and Franklin Avenues and Main Highway, to the bay, Prospect Drive and Battersea Road, west to Le Jeune Road.
Village West.
The district the code calls Village West Island and Charles Avenue: Douglas Road to McDonald Street, from US-1 and Bird Road to Franklin Avenue.

What can be built in Coconut Grove?
Coconut Grove's residential streets are governed by a Neighborhood Conservation District, NCD-3, inside the City of Miami's zoning code. Its stated intent is to preserve the tree canopy, the green space and the architectural variety of the single-family neighborhood.
As adopted with the Miami 21 code in May 2010, the district:
Height.
Limits a single-family house to 25 feet in height.
Green space.
Requires green space of at least 0.3 times the lot area.
Varied plans.
Bars the same or similar plans on adjacent lots under one owner or builder.
Demolition and trees.
Requires a waiver and a certified arborist's tree survey for every demolition permit.
Large lots.
Sets minimum lots of 10,000 SF, 20,000 SF and one acre in three large-lot designations, with yards of at least 70 feet on South Bayshore Drive.
What this is for
These rules tell you what the City of Miami's conservation district allows on a Coconut Grove lot, as adopted with the Miami 21 code in May 2010: from a single-family house of 25 feet at most to the minimum lots of its three large-lot designations.

What is on Coconut Grove's bayfront?
The center of Coconut Grove's bayfront is public parkland. Peacock Park, Regatta Park and David T. Kennedy Park run along it, with Dinner Key Marina between them.
Miami City Hall stands at Dinner Key in the terminal Pan American Airways built for its seaplanes. The National Park Service records that the City bought part of the site in 1946 and adapted the terminal as City Hall in 1954.
The Barnacle Historic State Park, at 3485 Main Highway, keeps the 1891 house of Commodore Ralph M. Munroe.
On the water: the Coconut Grove Sailing Club, Coral Reef Yacht Club, Biscayne Bay Yacht Club, the U.S. Sailing Center and Shake-A-Leg Miami.

“Julian is a great partner in your dream house search in Pinecrest. He is commited in making sure you are very happy with your purchase. Best realtor in Pinecrest!”
“I had the opportunity to work with Julian after he shared some valuable insights about the local market, and right from the start, his transparency and dedication stood out. He offered helpful information without any pressure, which built the trust I needed to move forward with selling my property in Miami Beach. Even though the South Florida market has been pretty slow, Julian knew exactly how to position the property. Thanks to his strong network and the groundwork he’d been doing, he was able to get it under contract while it was still off market. I had tried to sell before without success, but this time we were able to close a deal that truly worked in my favor. I really appreciated his follow-through, attention to detail, and the way he navigated the entire process. I’d gladly recommend him”
“We had the pleasure of working with Julian Acosta to sell my husband's apartment in Coconut Grove, and we couldn't be happier with the experience. Julian was always available and incredibly easy to contact, making the entire process smooth and stress-free. His promptness and reliability stood out throughout the sale. Julian demonstrated exceptional knowledge of the market and provided us with invaluable advice on pricing the apartment appropriately. When difficulties arose during the closing process, he worked diligently to facilitate and resolve these issues efficiently. Thanks to his hard work and dedication, the apartment sold rapidly. We greatly appreciate Julian's efforts and professionalism. Without hesitation, we would choose to work with him again in the future and recommend his services to anyone in need of an outstanding realtor.”
“It was a pleasure working with Julian. He was very organized, articulate, and responsive. *Updating original review. Julian has helped us twice now: first as renters, and now as buyers. In both cases Julian was extremely professional, helpful, and a pleasure to work with from start to finish. Highly recommend him as a real estate agent.”
“Julian and his team were stellar - with their strategies and resources, we were able to close on our home quickly and at our asking price! They are so knowledgeable and were very reassuring, kind, and positive throughout the whole process. We have both bought and sold with Julian and his team, and have complete confidence in them! Thank you for everything!”
“I hired Julian to sell a house in Miami . He was friendly and wonderful to work with. He has great negotiation skills and I was impressed with how quickly he sold the home. He kept in contact with me throughout the entire experience. I would definitely hire him again for any real estate needs I have in the future”
