Key Biscayne is a village of its own in Miami-Dade County, incorporated in 1991, at the center of a barrier island between Biscayne Bay and the Atlantic, reached from Miami by the Rickenbacker Causeway. It is mostly condominiums: about 5,400 units, beside about 1,300 houses, 215 of them on the water.

Julian Acosta on Key Biscayne

I read Key Biscayne as two markets on one island. For a house, the first question is the water: about one house in six stands on the bay, a cove or a canal, most on Mashta Island and in Cape Florida, on lots twice the grid's. For an apartment, it is the development: Key Colony to the north, Grand Bay in the middle, Ocean Club to the south, each beside older buildings. In Key Colony I have represented buyers and sellers. Tell me house or apartment, on the water or off it, and I will show you where to start.

Key takeaways

  • Key Biscayne condominiums sold for a median of $1,400,000 in Q3 2026, on 53 sales, 8.3% above Q3 2025.
  • Key Biscayne houses sold for a median of $4,537,500 over the 12 months to September 2026, on 40 sales, 28.9% above the year before.
  • Key Biscayne condominiums sold faster in Q3 2026: a median of 53 days, about 7½ weeks, against 68 days a year earlier.

Where the Key Biscayne market is heading

  • Over the five quarters to September 2026, Key Biscayne condominiums closed between $1,198,500 and $1,525,000 a quarter, with no steady direction.
  • Key Biscayne sales rose from 40 in Q4 2025 to 66 in each of Q2 and Q3 2026.
  • Over the 12 months to September 2026, Key Biscayne's condominium and house medians were both higher than a year earlier, on 230 sales against 213.

These are the figures to date, not a forecast.

  • How close to asking: In Q3 2026, the typical Key Biscayne sale closed at 95.1% of its last asking price, and 34 of 66 closed at or within 5% of it.
  • How long it takes: Key Biscayne condominiums took a median of 53 days to sell in Q3 2026, about 7½ weeks; houses took 117 days, about 17 weeks.
  • Your price range: Over the 12 months to September 2026, 89 of Key Biscayne's 230 sales were between $1,000,000 and $2,000,000; the 6 at $10,000,000 and over took a median of 146.5 days.

  • Miami International Airport's Central Terminal is about 15 to 16 miles away, 28 to 32 minutes;
  • Brickell City Centre is about 8 to 9 miles away, 16 to 20 minutes.

Traffic adds to every time (OSRM routing on OpenStreetMap data, from the median home of each area, read October 26, 2026).

How the Figures Are Measured

How each figure is measured

Closed sales from MIAMI REALTORS® MLS, data as of October 19, 2026. Key Biscayne is the Village: every sale whose Miami-Dade County folio carries municipality code 24, and a sale with no folio whose city is Key Biscayne. A sale the MLS records twice is counted once, at its County deed. A median is stated only from five sales up. Price per square foot uses the listing's living area.

The middle price, or median. To see how a market is doing, you use its middle price, which reports call the median: line up every sale from lowest to highest and take the one in the center. Half of the homes sold for more than the median and half for less.

An example with made-up figures. Picture five sales lined up from lowest to highest: $400,000, $450,000, $500,000, $600,000 and $1,000,000. The median is the third one, $500,000: two homes sold for less and two for more. The average of those five sales would be $590,000, because you add them up and divide by five, and the $1,000,000 sale pulls it up.

Why this report uses the median, not the average. A single record sale moves a market's average, but barely moves its median. That is why Zillow, Realtor.com and the REALTORS® associations also report the median sale price.

What the reference price is for. The median is for reading a market: comparing one quarter with another and one area with another.

It does not set the price of your home. Your home's price comes from its own comparable sales, similar homes nearby that sold recently, which is what a comparative market analysis (CMA) measures.

Plain words used on the page
  • Median or typical price: half of the homes sold for more, half for less.
  • How close to asking (sale-to-list): the sale price as a share of the last asking price. 95% means $5 off every $100.
  • Days to sell (days on market): how many days a home that sold was listed, as the MLS counts them.
  • Price per square foot: the price divided by the living area.
  • Waterfront: the listing's MLS mark; for a condominium, its building's. The areas' "Waterfront Homes" is the County's record of the lot.
