Quick Answer
Key Biscayne is a village, a municipality of Miami-Dade County with its own council, police and fire rescue, and first a market of condominiums.
It was incorporated on June 18, 1991, by the Village's own history page and Miami-Dade County's list of municipalities, read October 29, 2026. It occupies the center of a barrier island between Biscayne Bay and the Atlantic Ocean, with Crandon Park to the north and Bill Baggs Cape Florida State Park to the south; the Rickenbacker Causeway is its only road to the mainland.
The Miami-Dade Property Appraiser's record for assessment year 2026 counts 5,433 condominium units in the Village. They stand in 82 condominiums, by the same 2026 record. The same 2026 record counts 1,290 single-family homes. Most of the condominium units are in buildings of the 1960s and 1970s. The median house lot is 7,843 SF, by the same 2026 record, and the lot doubles in the districts by the water.
In the twelve months to September 30, 2026, condominiums on Key Biscayne closed at a median of $1,400,000, as the MIAMI REALTORS® MLS reported them. The MLS reported 186 condominium sales in those twelve months. Single-family homes closed at a median of $4,537,500 in the same twelve months, by the MLS. The MLS reported 40 single-family home sales in those twelve months. Every parcel in the Village lies in FEMA flood zone AE.

Condominiums by development: A Key Biscayne condominium sold at a median of $2,100,000 in Ocean Club and $1,140,000 in Key Colony in the 12 months to September 2026.
Why it matters
An area's median is its typical price: half its homes sold for more and half for less. On Key Biscayne, the development moves a condominium's price more than the year does.
Waterfront and dry: A Key Biscayne house off the water sold for a median of $4,160,000 over the 12 months to September 2026, from 34 sales; 6 houses on the water sold, too few for a median on this page.
Why it matters
On Key Biscayne, the water divides the houses: few of them reach it, so a year holds few of their sales.

Where is Key Biscayne, and how do you get there?
The Village occupies the center of a barrier island about 4 miles long between Biscayne Bay and the Atlantic Ocean, with Crandon Park to its north and Bill Baggs Cape Florida State Park to its south. The Rickenbacker Causeway, completed in 1947 and about 3.6 miles long, is the only road between the island and the mainland (Miami-Dade County; the Village of Key Biscayne, read October 17, 2026).
The U.S. Census Bureau measures the Village at 1.247 square miles of land. Metrobus Route 26 runs, in the Village's words, between Brickell Station and Key Biscayne.
The market report reads the Village's sales in five areas: Key Biscayne home prices by area
Is Key Biscayne a city?
Key Biscayne is a village, one of Miami-Dade County's municipalities, incorporated on June 18, 1991, the first municipality the County added since 1949. It has a Village Council of 7 members, its own police department and its own fire rescue (Miami-Dade County's list of municipalities; the Village of Key Biscayne, read October 17, 2026).
What it changes for you: the Village, not the County, runs police and fire rescue here, which is why the County's fire rescue line is absent from a Key Biscayne tax bill. Its parcels carry folio code 24 in the Property Appraiser's record, so an address belongs to the Village when its folio opens with 24.
What kinds of homes are on Key Biscayne?
Key Biscayne holds 4.2 condominium units for each house: 5,433 condominium units in 82 condominiums and 1,290 single-family homes, by the Miami-Dade Property Appraiser's record for assessment year 2026 (read October 17, 2026). The record holds no townhouse parcel.
The condominiums line the Atlantic side, along Crandon Boulevard, Ocean Drive and Ocean Lane Drive; the houses stand on the bay side, where the nearest house lot is about 261 meters from the ocean. A median of the whole Village mixes the two, so every figure on this page names its kind.

How large are lots on Key Biscayne?
The median single-family lot on Key Biscayne measures 7,843 SF, and 911 of the Village's 1,290 house lots are under 10,000 SF. In the two zoning districts by the water the median lot is about 15,000 SF, twice the size, and only 4 lots reach an acre (Miami-Dade Property Appraiser, assessment year 2026, and Miami-Dade County's zoning layer, read October 17, 2026).
Most houses, 912 of them, stand in the Village Residential district, on the 7,500 SF grid of the 1950s subdivision; none of those lots touches the water. The 311 houses of the Village Estate and Island Residential districts stand on lots of about 15,000 SF, and 213 of the 215 house lots on the water are among them.
What this is for
These figures tell you how large a Key Biscayne lot is by the County's record of assessment year 2026: a median of 7,843 SF, and about twice that in the two districts by the water. It does not value a single home.

Ocean Club, Grand Bay and Key Colony
Three planned developments carry their own names in Miami-Dade County's zoning map of the Village: Ocean Club, with 800 condominium units in 11 condominiums built from 1996 to 2002; Grand Bay, with 237 condominium units, the resort's 188 hotel-condominium units and 49 houses; and Key Colony, with 1,168 units in 4 condominiums built from 1978 to 1981 (Miami-Dade County's zoning layer and Property Appraiser's record, assessment year 2026, read October 17, 2026).
Each is one community on the record, with its own association and its own buildings, and a sale inside one is compared first with sales in the same development.

Are there gated communities on Key Biscayne?
Key Colony, Ocean Club and Grand Bay, the island's three planned developments, are reached by private roads with a gatehouse at their entrances. Miami-Dade County's record holds no guard district on the island, and most houses stand on public streets the Village maintains (Village of Key Biscayne, Crandon Boulevard Master Plan, 2004; Miami-Dade County's private-road and street layers and 2026 aerial, read October 19, 2026).
Grand Bay's gate covers its houses, G B Villas and Grand Key Estates, as well as its two towers. Mashta Island, Smugglers Cove and Cape Florida are reached by Village streets.
Which Key Biscayne homes are on the water?
215 of Key Biscayne's 1,290 house lots touch the water: 55 face open Biscayne Bay, 63 a cove or basin of it, and 97 a canal. No house stands on the ocean. On the Atlantic, 10 condominium buildings reach the beach with nothing but beach between them and the water (Miami-Dade County's parcel and water layers and FEMA's flood map, measured October 19, 2026).
The buildings on the ocean are Oceana Key Biscayne, the Sands of Key Biscayne, Casa del Mar, Mar-Azul, the Towers of Key Biscayne, Grand Bay Residences, Grand Bay Tower, Island House, Commodore Club South and the Commodore Club. Every house lot on the water reaches the bay without passing under a bridge.

Is Key Biscayne in a flood zone?
Every parcel of the Village of Key Biscayne lies in FEMA's Special Flood Hazard Area, zone AE, on the flood map effective September 11, 2009. Most houses, 1,020, carry a base flood elevation of 10 feet and the other 270 carry 9 feet (FEMA National Flood Hazard Layer, read October 17, 2026).
The flood zone is a fact of the parcel: your lender, your insurer and your architect each start from it. The Village places the whole island in hurricane evacuation zone A and runs a resilience program that includes placing utilities underground, approved by its voters in November 2020.

What is Key Biscayne's property tax rate?
In the Miami-Dade Property Appraiser's 2026 adopted millage table, a Key Biscayne parcel totals 15.4636 mills, 2.6882 below Coral Gables' 18.1518: $2,688.20 a year less on each $1,000,000 of taxable value. It is the lowest total in the 2026 table among the municipalities that levy a city millage (Miami-Dade Property Appraiser, 2026 Adopted Millage Rates, read October 17, 2026).
Part of the difference is structural: the Village runs its own fire rescue, so the County's fire rescue line, 2.3965 mills elsewhere, is not on the bill. Your bill depends on your parcel's taxable value, which the Property Appraiser sets.
What this is for
These rates tell you what a Key Biscayne parcel pays against a Coral Gables parcel by the Property Appraiser's 2026 adopted table: 15.4636 mills against 18.1518. Your bill depends on your parcel's taxable value.

Which schools and parks are on Key Biscayne?
One Miami-Dade public school stands inside the Village, Key Biscayne K-8 Center, on West McIntyre Street, from pre-kindergarten to eighth grade. Miami-Dade County's layers also map 3 private schools there, and 7 parks and fields the Village manages, among them Village Green Park and Calusa Park (Miami-Dade County's school, private school and municipal park layers, read October 17, 2026).
Beside the Village, on the same island, are Crandon Park, the County's, and Bill Baggs Cape Florida State Park, with the Cape Florida Lighthouse. Where a school stands is not which school your address is assigned to: Miami-Dade County Public Schools' boundaries set that.

Each row of the feed names its property type. In a village of more than four condominium units to each house, the type is the first thing to read.
Read it beside the market report, which adds the events up by area and by type of home.
What this is for

Thinking of Selling on Key Biscayne?
In the twelve months to September 30, 2026, Key Biscayne condominiums closed at a median of 95.5% of their last list price after a median of 56 days on the market, from 185 closed sales; single-family homes closed at 93.9% after 95 days, from 40 sales (closed sales the MIAMI REALTORS® MLS reported, read October 12, 2026).
Those are the market's sales, not Julian Acosta's own. Each count is of the sales its own figures were read from: this ratio and these days come from a separate read of the MLS on the same day as the prices above, and for condominiums it counts a sale fewer. A condominium's price follows its building as much as its unit: its age, its reserves and its inspections. A house's follows its district and the water. Each is read against its own kind.
What this is for
These figures tell a Key Biscayne seller where the market's homes landed: condominiums at a median of 95.5% of their last list price in the twelve months to September 30, 2026, by MIAMI REALTORS® MLS closed sales. They are the market's sales, not Julian Acosta's own.

“Julian is a great partner in your dream house search in Pinecrest. He is commited in making sure you are very happy with your purchase. Best realtor in Pinecrest!”
“I had the opportunity to work with Julian after he shared some valuable insights about the local market, and right from the start, his transparency and dedication stood out. He offered helpful information without any pressure, which built the trust I needed to move forward with selling my property in Miami Beach. Even though the South Florida market has been pretty slow, Julian knew exactly how to position the property. Thanks to his strong network and the groundwork he’d been doing, he was able to get it under contract while it was still off market. I had tried to sell before without success, but this time we were able to close a deal that truly worked in my favor. I really appreciated his follow-through, attention to detail, and the way he navigated the entire process. I’d gladly recommend him”
“We had the pleasure of working with Julian Acosta to sell my husband's apartment in Coconut Grove, and we couldn't be happier with the experience. Julian was always available and incredibly easy to contact, making the entire process smooth and stress-free. His promptness and reliability stood out throughout the sale. Julian demonstrated exceptional knowledge of the market and provided us with invaluable advice on pricing the apartment appropriately. When difficulties arose during the closing process, he worked diligently to facilitate and resolve these issues efficiently. Thanks to his hard work and dedication, the apartment sold rapidly. We greatly appreciate Julian's efforts and professionalism. Without hesitation, we would choose to work with him again in the future and recommend his services to anyone in need of an outstanding realtor.”
“It was a pleasure working with Julian. He was very organized, articulate, and responsive. *Updating original review. Julian has helped us twice now: first as renters, and now as buyers. In both cases Julian was extremely professional, helpful, and a pleasure to work with from start to finish. Highly recommend him as a real estate agent.”
“Julian and his team were stellar - with their strategies and resources, we were able to close on our home quickly and at our asking price! They are so knowledgeable and were very reassuring, kind, and positive throughout the whole process. We have both bought and sold with Julian and his team, and have complete confidence in them! Thank you for everything!”
“I hired Julian to sell a house in Miami . He was friendly and wonderful to work with. He has great negotiation skills and I was impressed with how quickly he sold the home. He kept in contact with me throughout the entire experience. I would definitely hire him again for any real estate needs I have in the future”

Key Biscayne, Read Building by Building
How Julian Acosta reads Key Biscayne. On Key Biscayne I read the building before the unit. 3,267 of the Village's condominium units are in buildings the County dates before 1980, and those of three habitable stories or more answer to Florida's milestone inspection and reserve-study laws; 800 more are in Ocean Club, built from 1996 to 2002. Two units with the same view can carry very different costs of ownership. So I set a Key Biscayne sale beside sales in its own building, or its own development, before I look at the Village's median.
Reported from the County's parcel record, the Village's own pages and the MLS.
Julian on Key Biscayne. Julian Acosta has represented both buyers and sellers in Key Colony, the largest of the island's three planned developments.
