Quick Answer
Ponce-Davis is a neighborhood of single-family estate homes in unincorporated Miami-Dade County, in ZIP code 33143, beside Coral Gables.
12 homes closed there in the twelve months to September 30, 2026, by the closed sales the MIAMI REALTORS® MLS reported. Miami-Dade County's parcel record for assessment year 2026 counts 295 single-family homes there. Their median lot is 37,462 square feet, by the same 2026 record. 80 of them stand on an acre or more, by the same 2026 record.
Where is Ponce-Davis?
It lies between SW 80 Street (Davis Road) and Kendall Drive (SW 88 Street), from Red Road (SW 57 Avenue) east to the Coral Gables city limit, and Ponce de Leon Road crosses it from north to south.
Is Ponce-Davis part of Coral Gables?
No. It is not part of the City of Coral Gables, which borders it on the east and south. Most of its land is zoned EU-1, the County's district for single-family estates of one acre or more. It has no condominiums and no townhouses. The County provides its police, fire rescue, permits and zoning, and the County's own documents name it together with High Pines, the smaller lots north of SW 80 Street.
Did Coral Gables try to annex Ponce-Davis?
The City of Coral Gables applied to annex the two in 2018; a County committee denied the application in 2019, and the City ended a second attempt in 2023.
What is the Ponce-Davis real estate market like today?
The market, in one sentence. In the twelve months to September 30, 2026, 12 single-family homes closed in Ponce-Davis, too few for this site to state a median (closed sales the MIAMI REALTORS® MLS reported, read October 12, 2026). They are the market's sales, not Julian Acosta's own. In a zone of 295 homes, each sale is a comparable for all of it.
Ponce-Davis holds 295 single-family homes on 324 parcels. The median lot is 37,462 SF, and 80 lots are an acre or more: more than one in four.
Only 4 lots are under 10,000 SF. The middle half of all lots runs from 27,076 SF to 43,560 SF, which is exactly one acre.
The median house is 4,934 SF of heated area and was built in 1968. 30 homes have been built since 2015, and 21 residential lots are vacant in the County's record.
Ponce-Davis' parcel figures on this page are the Miami-Dade Property Appraiser's, assessment year 2026, read October 1, 2026.
Every live figure in this Ponce-Davis glance is read from the MIAMI REALTORS® MLS, stamped with the date of its read and written out as text so it can be cited; its closed sales are the MLS's for the twelve months to September 30, 2026, read October 12, 2026. A dash in a Ponce-Davis figure is a value the MLS feed has not supplied, or a median this site does not state from fewer than twenty sales — never a zero.

Where is Ponce-Davis?
Ponce-Davis lies in ZIP code 33143 between SW 80 Street, which is Davis Road, on the north and Kendall Drive (SW 88 Street) on the south, and from Red Road (SW 57 Avenue) east to the Coral Gables city line (Miami-Dade County's street and municipal layers, read October 4, 2026). Ponce de Leon Road and Davis Road cross inside it.
Ponce-Davis is a name of use, not of a plat: the County's parcel layer has no plat called Ponce-Davis. Miami-Dade County's own documents write it with High Pines, as one area: High Pines/Ponce Davis.
The north line is this site's: no County document divides Ponce-Davis from High Pines.
Coral Gables wraps its east and south sides. High Pines begins on the north side of SW 80 Street. The City of South Miami is across Red Road, and Pinecrest meets Ponce-Davis at one corner, across Red Road and Kendall Drive.
Two schools stand inside it, side by side on SW 84 Street: Epiphany Catholic School and Our Lady of Lourdes Academy.

Why Ponce-Davis Is Different
Ponce-Davis' median single-family lot is 37,462 SF in the Miami-Dade Property Appraiser's record for assessment year 2026: estate lots beside Coral Gables, outside the city limit. Five facts of the public record set it apart from the markets beside it.
LAND
An acre, or close to it
The median single-family lot is 37,462 SF, 86 percent of an acre, and 80 of the 295 homes stand on an acre or more (Miami-Dade Property Appraiser, assessment year 2026).
ZONING
Zoned for estates
Most of Ponce-Davis is EU-1, which the County's zoning layer describes as "Estates, Single-Family, 1 acre or more in area". Smaller parts are EU-M and EU-S, estates of 15,000 and 25,000 SF.
TAX
The County's tax rate
A Ponce-Davis folio opens with 30, the County's code for land in no municipality. Its total rate was 16.9317 mills in 2025, against 18.1852 in Coral Gables.
HOUSES
Houses only
Ponce-Davis has no condominium and no townhouse. The median house is 4,934 SF of heated area, and 30 homes were built in 2015 or later.
PATROL
A County patrol district
About half of Ponce-Davis' parcels, on its east side, are inside the County's Davis Ponce special taxing district, which pays for a roving patrol through an assessment on the tax bill. The district has no gate.

Is Ponce-Davis part of Coral Gables?
Ponce-Davis' total tax rate was 16.9317 mills in 2025, against 18.1852 in Coral Gables: $1,253.50 a year less on each $1,000,000 of taxable value (Miami-Dade Property Appraiser, parcel layer and 2025 Adopted Millage Rates), because Ponce-Davis is unincorporated Miami-Dade County, outside the Coral Gables city limit. If your address is there, its folio opens with 30, the County's code for land in no municipality, and Miami-Dade County provides its police, fire rescue, permits and zoning.
Listings here name Miami or Coral Gables as the city; the County's record is the place to check.
The gap in the tax rate has one cause. In place of Coral Gables' 5.5590 city mills, an unincorporated parcel pays the County 1.9090 mills for municipal services and 2.3965 for fire rescue. Every other rate in the table is identical.
The millage is not the whole bill here. About half of Ponce-Davis' parcels, on its east side from Kendall Drive up to SW 80 Street, are inside the County's Davis Ponce special taxing district, which pays for a roving patrol through an assessment on the tax bill. The district has no gate.
What this is for
These lines and the folio tell you which government a Ponce-Davis address answers to and which tax rate it pays: 16.9317 mills, against 18.1852 in Coral Gables, by the Property Appraiser's 2025 table.

What happened with the annexation of Ponce-Davis?
Ponce-Davis was twice proposed for annexation by the City of Coral Gables, each time together with High Pines: a committee of the Miami-Dade County commission denied the 2018 application on July 17, 2019, and the City closed the second process on October 10, 2023 (Miami-Dade County, legislative file 191144; City of Coral Gables, Resolutions 2018-105, 2023-09 and 2023-294).
The County's Planning Advisory Board had recommended the first application in December 2018. The committee laid it on the table and suggested separate applications for the two areas.
The City reopened the process in January 2023. Its resolution of October 10, 2023 counted 328 petitions of the 509 it needed. In the County's 2026 record Ponce-Davis is unincorporated.

Thinking of Selling in Ponce-Davis?
In the twelve months to September 30, 2026, 12 single-family homes closed in Ponce-Davis, 11 of them at $2,000,000 or more. That is too few for this site to state a median sale-to-list ratio or a median of days on the market (closed sales the MIAMI REALTORS® MLS reported, read October 12, 2026).
With so few sales, the individual sales say more than any median, and the lot comes first: here the median is 37,462 SF, and the zoning asks for an acre.
What this is for
These figures tell a Ponce-Davis seller how many homes sold: 12 in the twelve months to September 30, 2026, by MIAMI REALTORS® MLS closed sales, too few for a median. They are the market's sales, not Julian Acosta's own.
