Waterfront and dry: A South Miami house on the water sold for a median of $1,312,500 over the 12 months to September 2026; off the water, $1,700,000.
Why it matters
In South Miami, the waterfront mark does not lift a house's price: it is mostly lakes and canals.

Why South Miami Is Different
South Miami is two house markets under one name, around one downtown: 2,771 single-family homes in the City of South Miami and 1,687 in the unincorporated blocks beside it, by the Miami-Dade Property Appraiser's record for assessment year 2026. Five facts of the public record set it apart from the markets beside it.
TRANSIT
A downtown on the Metrorail
City Hall at 6130 Sunset Drive, the South Miami Branch Library at 6000 and the South Miami Metrorail station at 5949 stand on one street, and the Metrorail runs on through Coral Gables to downtown Miami.
LAND
Lots that grow to the west
The City's median lot is 10,463 SF. In the unincorporated blocks of ZIP 33143 it is 18,598 SF, and 737 lots are half an acre or more (Miami-Dade Property Appraiser, assessment year 2026).
NEW HOUSES
New houses south of Sunset Drive
145 houses in the City were built in 2015 or later, 101 of them south of Sunset Drive. Estates at Sunset, west of Ludlam Road, was built whole in 2024 and 2025.
TAX
Two tax rates under one name
A folio that opens with 09 is in the City and pays 18.9727 mills; one that opens with 30 is in unincorporated Miami-Dade and pays 16.9317 (2025 adopted rates).
DOWNTOWN
A downtown being rebuilt
The City approved up to 1,513 homes at the Shops at Sunset Place on October 15, 2024, and the ground leases of a new city hall passed first reading on September 22, 2026.

Where is South Miami, and is my address in the City?
The City of South Miami lies west of Coral Gables and north of Pinecrest, from Bird Road (SW 40 Street) south to Kendall Drive (SW 88 Street) and from Red Road (SW 57 Avenue) west to SW 69 Avenue. If your address is in ZIP 33143 west of the City, out to about SW 87 Avenue, you are in the unincorporated blocks this page also calls South Miami (Florida International University's boundary document, for the neighbors; Miami-Dade Property Appraiser, parcel layer, read October 4, 2026, for the streets).
The City is not one shape. The County's boundary layer draws it in twelve pieces: a main body of about 2.1 square miles and eleven small ones to its north and north-east, three of them a single parcel.
The City's own history gives the reason. Its area was cut in 1933, from six square miles to just over three, and cut again in 1937.
Coral Gables is on the City's east side and Pinecrest on its south. High Pines and Ponce-Davis lie across Red Road, south of Sunset Drive. To the west the land is unincorporated, and the blocks of ZIP 33143 there, out to about SW 87 Avenue, are the rest of this page's South Miami.
Most of the City is ZIP 33143. Its northern blocks are 33155, and a strip along Kendall Drive is 33156.
Your folio number answers it: a folio that opens with 09 is in the City of South Miami, and one that opens with 30 is in unincorporated Miami-Dade County. The line changes your government and your tax rate: 18.9727 mills in the City and 16.9317 outside it in 2025, a difference of $2,041 a year on each $1,000,000 of taxable value (Miami-Dade Property Appraiser, 2025 Adopted Millage Rates, read October 4, 2026).
The 30 is the County's code for land in no municipality.
The city on a listing is a mailing name, and here it follows the same line most of the time. A listing in the City usually says South Miami. A listing in the unincorporated blocks usually says Miami. Where the name and the folio disagree, the folio decides.
Inside the city limits the City governs: a mayor and four commissioners, a city manager, and a police department at City Hall, 6130 Sunset Drive. Outside them there is no city government; the property is in unincorporated Miami-Dade County.
The whole difference between the two rates, 2.0410 mills, is one line of the Property Appraiser's 2025 table. The City levies 3.9500 mills of its own; an unincorporated parcel pays 1.9090 to the County's municipal service area. School, County-wide, fire rescue, library and regional rates are the same on both sides of the line.
What this is for
These lines and the folio tell you whether a South Miami address is in the City, whose main body covers about 2.1 square miles, and which tax rate it pays: 18.9727 mills in the City and 16.9317 outside it, by the Property Appraiser's 2025 table.

What are the parts of South Miami?
South Miami divides into six parts along Sunset Drive, Ludlam Road (SW 67 Avenue), the Palmetto Expressway and the city line: two inside the City and four outside it. The median lot grows as you go west, from about 10,000 SF inside the city limits to 33,977 SF west of the Palmetto, north of Sunset Drive (Miami-Dade Property Appraiser, assessment year 2026, read October 4, 2026).
The unincorporated blocks west of the Palmetto Expressway and south of Sunset Drive share the ZIP code and are not counted here: their own listings call them Dadeland or Kendall more often than South Miami.

What is coming to South Miami?
South Miami has three projects approved or in process as of October 2026: the redevelopment of the Shops at Sunset Place, approved by the City Commission on October 15, 2024, with up to 1,513 homes in buildings of up to 33 stories; a new city hall at 6130 Sunset Drive; and a redevelopment area of 238 acres around downtown, which the City created on April 7, 2026 (City of South Miami and Miami-Dade County files, and the press this site's South Miami Complete Guide names).
The Shops at Sunset Place.
About ten acres between Sunset Drive, Red Road, U.S. 1 and SW 58 Avenue. On September 1, 2026, Miami-Dade County adopted the district that will finance its streets, parking and utilities, estimated at about $149 million and repaid by assessments on the property inside it. The district's file calls the homes condominiums. In September 2026 the mall was still open and no date had been set for its demolition, by the City's planning staff and the press.
South Miami's new city hall.
A city hall and public safety building of 54,700 square feet, with a library, at 6130 Sunset Drive, as The Real Deal reported on September 21, 2026. The City Commission of South Miami approved its ground leases on first reading, 5 to 0, on September 22, 2026 (the City's After Action Summary).
A redevelopment area.
238 acres of downtown South Miami between SW 62 Street, SW 76 Street, SW 57 Avenue and SW 62 Avenue, created by the City of South Miami on April 7, 2026.
Two public trails.
The Underline, under the Metrorail, whose last phase Miami-Dade County expects to complete in 2026; and the Ludlam Trail, whose design phase begins in the fall of 2026, by Miami-Dade County's parks page.
Downtown is where most of it happens: City Hall at 6130 Sunset Drive, the South Miami Branch Library at 6000 and the South Miami Metrorail station at 5949.
What this is for
These projects tell you what is approved or in process in South Miami as of October 2026, from up to 1,513 homes at the Shops at Sunset Place to a new city hall, by the City's and the County's records. None of them is yet a home for sale.

Thinking of Selling in South Miami?
In the twelve months to September 30, 2026, single-family homes in South Miami closed at a median of 95.5% of their last list price, after a median of 53 days on the market, from 141 closed sales. At $2,000,000 and above the median was also 95.5%, after 68 days, from 55 sales (closed sales the MIAMI REALTORS® MLS reported, read October 12, 2026).
Those figures are the market's sales, not Julian Acosta's own, and they count both jurisdictions together. A median says where half of the sales stood; it says nothing about one house. Your first step is the same as a buyer's: which jurisdiction, and which lot.

“Julian is a great partner in your dream house search in Pinecrest. He is commited in making sure you are very happy with your purchase. Best realtor in Pinecrest!”
“I had the opportunity to work with Julian after he shared some valuable insights about the local market, and right from the start, his transparency and dedication stood out. He offered helpful information without any pressure, which built the trust I needed to move forward with selling my property in Miami Beach. Even though the South Florida market has been pretty slow, Julian knew exactly how to position the property. Thanks to his strong network and the groundwork he’d been doing, he was able to get it under contract while it was still off market. I had tried to sell before without success, but this time we were able to close a deal that truly worked in my favor. I really appreciated his follow-through, attention to detail, and the way he navigated the entire process. I’d gladly recommend him”
“We had the pleasure of working with Julian Acosta to sell my husband's apartment in Coconut Grove, and we couldn't be happier with the experience. Julian was always available and incredibly easy to contact, making the entire process smooth and stress-free. His promptness and reliability stood out throughout the sale. Julian demonstrated exceptional knowledge of the market and provided us with invaluable advice on pricing the apartment appropriately. When difficulties arose during the closing process, he worked diligently to facilitate and resolve these issues efficiently. Thanks to his hard work and dedication, the apartment sold rapidly. We greatly appreciate Julian's efforts and professionalism. Without hesitation, we would choose to work with him again in the future and recommend his services to anyone in need of an outstanding realtor.”
“It was a pleasure working with Julian. He was very organized, articulate, and responsive. *Updating original review. Julian has helped us twice now: first as renters, and now as buyers. In both cases Julian was extremely professional, helpful, and a pleasure to work with from start to finish. Highly recommend him as a real estate agent.”
“Julian and his team were stellar - with their strategies and resources, we were able to close on our home quickly and at our asking price! They are so knowledgeable and were very reassuring, kind, and positive throughout the whole process. We have both bought and sold with Julian and his team, and have complete confidence in them! Thank you for everything!”
“I hired Julian to sell a house in Miami . He was friendly and wonderful to work with. He has great negotiation skills and I was impressed with how quickly he sold the home. Talk to Julian Acosta
How Julian Acosta reads South Miami. I start with the folio, not with the name on the listing. If it opens with 09, the house is in the City: a median lot of 10,463 SF, and 18.9727 mills in 2025. If it opens with 30, it is outside the City: a median lot of 18,598 SF, and 16.9317 mills. One name, and the lot, the government and the tax rate all change at the city line. So before I read a price here, I read the folio.
Julian's listing in South Miami. 6550 SW 75th Terrace, in the City, south of Sunset Drive: a house of 5,187 SF built in 2007 on a lot of 16,501 SF, in the plat the County records as Ludlum Plaza. Julian Acosta is its listing agent, and it was under contract on October 4, 2026.
