What types of waterfront are there in Coconut Grove?

You have three things to tell apart in the Grove. A house on open bay faces the water directly. A house on a cove or channel reaches the same bay from a sheltered inlet. A house across South Bayshore Drive from the water may have the view, but its lot does not touch the bay.

  1. Nº 01

    43houses

    Open bay.

43 houses, by the County's record. South Bayshore Lane holds the most, 13, then Bayshore Villas Drive with 4.

  2. Nº 02

    68houses

    Cove or channel.

68 houses. Rockerman Road holds 10, Fairhaven Place 9, and Matheson Avenue, Stewart Avenue and South Bayshore Lane 7 each.

  3. Nº 03

    A bay view, not waterfront.

The condominium towers of South Bayshore Drive stand across the drive from the bay. Their parcels do not touch it.

What is on Coconut Grove's bayfront?

The center of Coconut Grove's bayfront is public parkland. Peacock Park, Regatta Park and David T. Kennedy Park run along it, with Dinner Key Marina between them.

On the water: the Coconut Grove Sailing Club, Coral Reef Yacht Club, Biscayne Bay Yacht Club, the U.S. Sailing Center and Shake-A-Leg Miami.

What can a Coconut Grove dock reach?

No bridge stands between the Grove's shore and the open bay in either record read: the National Bridge Inventory lists only two bridges in the area, and the one over water is on the Coral Gables Canal, and the County's bridge layer returned none here. So on a Grove dock, the limit you need to check is depth. NOAA's Coast Pilot 4 gives Dinner Key Channel a reported controlling depth of 7 feet in the channel and 8 feet in the basin, in 1998, and berthage for 370 boats at the City's Dinner Key Yacht Basin, with depths of 5 to 8 feet alongside. These are historical soundings from that year, not a current survey, so confirm the depth at a given dock before you buy.

What this is for
What this is for

Use the bridge records, which show none between the Grove's shore and Biscayne Bay, to see that a Grove dock's limit is the water's depth, not a bridge; read the depth on the current chart before an offer; NOAA reported 7 feet in Dinner Key Channel in 1998.

What is the price per square foot of a Coconut Grove waterfront home?

A Coconut Grove house on the water is priced by its lot and its water more than by its square foot. Houses on the water closed at a median of $8,000,000 in the five years to September 30, 2026, from 21 sales at $2 million or more: 6 on open bay and 15 on a cove or channel. Their median lot is 14,500 Sq.Ft. For a reference off the water, houses at that level closed at a median of $1,014 per square foot (MLS closed sales joined to the County's parcels).

What this is for
What this is for

Use the 21 sales on the water and the medians off it at $2 million and up, by MLS closed sales joined to the County's parcels, to place a Grove waterfront home; one home's price follows its own lot, its water and its house.

What does it cost to own a waterfront home in Coconut Grove?

Your property tax is the City of Miami's: 19.9878 mills before any exemption, in the 2025 adopted table. A waterfront home pays it as any other does, and carries three costs of its own.

The costs of a Grove house on the water

The flood zone

47 in zone VE

Of the 111 houses on the water, FEMA's map places 47 in zone VE, the coastal high-hazard zone, 61 in zone AE and 3 in zone X, each read at the center of the lot. The median base flood elevation is 13 feet. The zone is the map's, not a statement of any home's risk or premium.

The seawall and the dock

Class I permit

Miami-Dade County requires a Class I permit for "any work in, on, over or upon tidal waters or coastal wetlands anywhere in Miami-Dade County".

The lot

70 ft yards

As adopted with Miami 21, the Coconut Grove conservation district sets an Estate Lot at one acre, and yards on South Bayshore Drive of 70 feet at least. Nine of the 111 houses stand on an acre or more.

Which Coconut Grove enclaves are on the water?

Two Coconut Grove communities have a guard gate, Four Way Lodge Estates and Entrada, by the County's record, with their gatehouses on Poinciana Avenue and Matheson Avenue. Both streets hold houses on the water, so if a gate matters to you, start with those two. Bay Heights, Natoma Manors and Fairhaven have a roving patrol and no gate.

Common Questions About Coconut Grove Waterfront Homes

How many waterfront homes are in Coconut Grove? 111 houses on the water+
Coconut Grove has 111 single-family houses on the water, of 3,492 east of US-1, by the Miami-Dade Property Appraiser's parcels and the County's water layer in 2026. Of those, 43 face open Biscayne Bay. The other 68 sit on a cove or channel. Ten more vacant residential lots also touch the water.
Which Coconut Grove streets have bayfront homes? 20 on South Bayshore Lane+
South Bayshore Lane holds the most Coconut Grove houses on the water, 20, by Miami-Dade County's record in 2026. Rockerman Road follows with 11 and Fairhaven Place with 9. Matheson Avenue and Stewart Avenue hold 8 each. Most other bay streets in the Grove hold between one and six.
Is South Bayshore Drive in Coconut Grove waterfront? 6 on South Bayshore Drive+
Mostly not. Miami-Dade County's record in 2026 places only 6 houses on South Bayshore Drive on the water. The condominium towers of the drive stand across the road from Biscayne Bay. The bay side holds David T. Kennedy Park, the yacht clubs and the marinas, so a bay view there is not a waterfront lot.
What do waterfront homes sell for in Coconut Grove? $8,000,000 median sale+
In the five years to September 30, 2026, 21 Coconut Grove houses on the water closed at $2 million or more, at a median of $8,000,000, by MLS closed sales joined to Miami-Dade County's parcels. Houses off the water at the same level closed at a median of $3,325,000, from 448 sales.
Are there bridges between Coconut Grove and Biscayne Bay? 7 ft reported in 1998+
No bridge stands between Coconut Grove's shore and the open bay in the National Bridge Inventory or Miami-Dade County's bridge layer, both read in 2026. A dock's limit there is depth. NOAA's Coast Pilot 4 reported 7 feet in Dinner Key Channel in 1998, a historical sounding, so confirm the depth at a dock before buying.
Are Coconut Grove waterfront homes in a flood zone? 108 in FEMA flood zones+
Nearly all are. FEMA's National Flood Hazard Layer, read in 2026, places 108 of Coconut Grove's 111 houses on the water in a special flood hazard area: 47 in zone VE, the coastal high-hazard zone, and 61 in zone AE. The median base flood elevation on the map is 13 feet.

Which water? It's the first question I ask about a house in the Grove. Only 111 touch the bay, 43 of them on open water, and FEMA's map puts 47 in the coastal high-hazard zone. I read the lot and the public record before the listing. A bay view from across South Bayshore Drive is a different purchase, and I'll tell you so. When I give you a figure, I show you where it came from.
