Quick Answer
Miami Beach is a barrier island with water on every side: Biscayne Bay to the west, the Atlantic to the east, and canals and waterways between them. This page reads each water from the County's parcels and water, and the homes that sold on it.
Miami Beach waterfront homes are single-family houses whose lots touch Biscayne Bay, its channels, a canal or the Atlantic. The city has 1,697 of them, of 4,833 houses (Miami-Dade Property Appraiser and County water layer, 2026). Of those, 307 face open bay (same record). Another 725 face a canal (same record). In the five years to September 30, 2026, houses on the water closed at a median of $10,800,000 at $2 million and up (MLS closed sales). Julian Acosta, of Compass, works with buyers and sellers in Miami Beach.
What this is for
Use the 1,697 houses on the water and their median sale, $10,800,000, by the County's parcels and MLS closed sales, to size the Miami Beach waterfront market before you read its islands.

The Miami Beach waterfront market, at a glance.
On the water, a single-family home in Miami Beach sold for a median of $2,194 per square foot over the five years to September 30, 2026; off the water, $1,123. Those five years at $2 million and up counted 367 house sales on the water and 518 off it, in the parcels of the City of Miami Beach.
Closed sales are the MIAMI REALTORS® MLS's at $2,000,000 and up, 2021-10-01 to 2026-09-30. "On the water" is the Miami-Dade Property Appraiser's parcel against the County's water layer, read October 28, 2026: a parcel within 6 m of the water's edge, or on the Atlantic with only the beach between. The 34 house sales on San Marco and Biscayne Island, City of Miami land in this site's Miami Beach zone, are not classed. A median is stated from twenty sales. A dash is a value the feed has not supplied, never a zero.

What size boat can a Miami Beach home keep?
Your boat passes under every bridge between your dock and the bay. The National Bridge Inventory records each one's clearance over the water:
The clearance is the bridge's, at the inventory's reference water level: a boat's air draft, the tide and any opening span decide the rest.
Depth is your other limit. NOAA's Coast Pilot 4 reports 5 feet in Indian Creek (1963) and 3 feet in Collins Canal (1983), whose bridges limit clearance to 5 feet. These are historical soundings from those years, not a current survey, so confirm the depth at a given dock before you buy.
| Bridge | Over | Clearance |
|---|---|---|
| Sunset Drive and West 29th Street | Sunset Lake Canal | 7 ft |
| 63rd Street | Indian Creek Canal | 8 ft |
| Bay Drive | Normandy Waterway | 9 ft |
| West 47th Street | Biscayne Waterway | 10 ft |
| Venetian Causeway | Biscayne Bay | 16 ft |
| NE 79th Street | Intracoastal Waterway | 22 ft |
| SR-934 | Intracoastal Waterway and East Biscayne Bay | 21 ft |
| I-195 | Biscayne Bay | 36 ft |
| MacArthur Causeway, east | East Channel | 35 ft |

What does it cost to own a waterfront home in Miami Beach?
Your property tax is the City of Miami Beach's: 18.7601 mills before any exemption, or 19.4906 under the city's second code, in the Property Appraiser's 2025 adopted table. A waterfront home pays it as any other does, and you carry two costs of the water: the seawall and the flood zone.
The seawall
$300 per linear foot
The City of Miami Beach requires a seawall to be raised when it is substantially repaired: any work costing that much or more must bring the wall to the elevation in its Seawall Ordinance 2021-4393. A permit for seawall or dock work also needs Miami-Dade County's environmental Biological Opinion.
The flood zone
Zone AE
Every single-family home in the City of Miami Beach stands in FEMA's flood zone AE, except 11 of the 26 on the ocean, in zone X. The median base flood elevation on the map is 8 feet, on the water and off it. No house stands in zone VE.
Short-term rental
Six months and one day
The City of Miami Beach states that rentals of less than six months and one day are prohibited in all single-family homes.
What this is for
Use the City's seawall rule, $300 per linear foot, and FEMA's map to see the two costs a Miami Beach waterfront home carries beyond its tax; confirm a home's flood zone, its permits and its seawall before an offer.

What is the price per square foot of a Miami Beach waterfront home?
A house on the water sold for about twice as much per square foot as one off it. Which water matters as much as the water itself: open bay led, then the bay's channels, then the canals.
Those are the market's sales, not Julian Acosta's own.

Talk to Julian Acosta
Which water, and what stands between your dock and the bay? It's the first question I ask about a house in Miami Beach. Over five years, a house on open bay sold at a median of $2,882 per square foot and one on a canal at $1,621, and some bridges on the way out clear only 7 feet. Everything after that, the price, the timing, the strategy, answers to it. When I give you a figure, I show you where it came from.
