What do condos cost to own in Miami Beach?

Your dues depend on the building. In the twelve months to September 30, 2026, the median association fee at $2 million and up was $4,352 a month, on 206 of 218 sales; the middle half paid $3,087 to $6,457 (MLS closed sales, fees set to a month).

What else a Miami Beach condo costs

Property tax

18.7601 mills

A Miami Beach condominium pays the City of Miami Beach's millage, or 19.4906 mills under the city's second code, in the Property Appraiser's 2025 adopted table.

The association

$4,352 a month

Dues pay the building's insurance, staff and reserves. A building states its dues monthly, quarterly or yearly.

Flood zone

57 in zone AE

Of the 63 buildings read on FEMA's map in 2026, 57 stand in zone AE and 6 in zone X, none in VE, at a median base flood elevation of 8 feet. The zone is the map's, not a statement of a unit's risk or premium.

Short-term rental

Six months and one day

The City of Miami Beach states that rentals of less than six months and one day are prohibited in many multifamily buildings in certain zoning districts. Ask the City and the building before an offer.

How old are Miami Beach luxury condo buildings?

13 of the 68 luxury Miami Beach buildings are dated 1996 or earlier, the age at which the milestone inspection falls due by 2026 (among them Roney Palace, Belle Towers, Imperial House, South Pointe Towers and Portofino Tower). Florida law requires a condominium building of three habitable stories or more to have that inspection by December 31 of the year it reaches 30 years, and every 10 years after (Florida Statutes § 553.899, read October 17, 2026). A local agency may require it at 25 years near salt water. The association must also complete a structural integrity reserve study at least every 10 years (Florida Statutes § 718.112). Read the inspection, the reserve study and any special assessment they led to.

What this is for
What this is for

Use each building's year, by the Miami-Dade Property Appraiser's record, to see which of the 68 have reached the age of Florida's milestone inspection; ask for that report and the reserve study before an offer.

Are oceanfront condos more expensive than bayfront condos in Miami Beach? $2,177 median per Sq.Ft, ocean+
Yes, per square foot. In the five years to September 30, 2026, condominiums on the Atlantic sold at a median of $2,177 per square foot at $2 million or more, and condominiums on open Biscayne Bay at $1,548, by MLS closed sales joined to Miami-Dade County's parcels.
How many oceanfront condominium buildings are in Miami Beach? 129 buildings on the ocean+
The Miami-Dade Property Appraiser's parcels, read against the County's water layer in 2026, place 129 condominiums on the Atlantic with only the beach or public land between them and the water. Nine more stand on the ocean block with a private parcel, such as a hotel or club, between them and the sand.
Can you rent a Miami Beach condo short term?+
It depends on the building and its zoning district. The City of Miami Beach states that rentals of less than six months and one day are prohibited in many multifamily buildings in certain districts. Where they are permitted, the City requires a Business Tax Receipt and a Resort Tax account, as read in 2026.
Are Miami Beach luxury condos in a flood zone? 57 in zone AE+
Most are in zone AE. Of 63 luxury condominium buildings read on FEMA's National Flood Hazard Layer in 2026, 57 stand in zone AE and 6 in zone X, and none in VE, the coastal high-hazard zone. The median base flood elevation on the map is 8 feet.
Do Miami Beach condos need a milestone inspection? 30 years, first inspection+
Florida Statutes § 553.899, read in 2026, requires a condominium building of three habitable stories or more to have a milestone inspection by December 31 of the year it reaches 30 years, and every 10 years after. A local agency may require it at 25 years near salt water.
Is Fisher Island part of the Miami Beach condo market?+
Not in these figures. Miami-Dade County files three Fisher Island condominiums inside the City of Miami Beach, but its sales are read apart and left out of the Miami Beach medians stated here, for the years 2021 to 2026, because its market is measured separately.

Talk to Julian Acosta

What stands between this building and the water? It's the first question I ask in Miami Beach. Over five years, a condo on the ocean sold for about $630 more per square foot than one on open bay, and on some ocean blocks the public record shows another parcel in front of the tower. Which sales truly compare comes next, and then the dues. When I give you a figure, I show you where it came from.
