Coral Gables Waterfront Homes for Sale
Coral Gables waterfront homes sit on four kinds of water, and they are not the same purchase: a dock with no bridge between it and Biscayne Bay, a canal that reaches the bay under one bridge, a canal that passes under several, and a lake that reaches no sea. Here is which addresses sit on each, inside the gated communities and outside them, and what each has sold for.

The Coral Gables waterfront market, at a glance.
Coral Gables waterfront homes divide by water access into four types: no fixed bridges to Biscayne Bay, ocean access under one fixed bridge, ocean access under several fixed bridges, and lakefront with no ocean access. Since 2022, 202 single-family homes the MLS marks as waterfront have closed in Coral Gables: 159 inside a gated community and 43 outside one (MLS closed sales, to September 29, 2026).
Outside the gated communities, half of the Coral Gables waterfront homes sold from 2022 closed between $3,250,000 and $5,291,500, at a median of $1,270 per square foot. The water a home sits on decides which boat it can keep, and it is not only a gated market: one in five waterfront homes sold since 2022, 43 of 202, closed outside a gated community (MLS closed sales to September 29, 2026).

What types of waterfront are there in Coral Gables?
Coral Gables has four types of waterfront homes, told apart by what stands between the dock and Biscayne Bay: homes with no fixed bridges, homes that reach the bay under one fixed bridge, homes that reach it under several, and lakefront homes with no ocean access. The first type holds the highest documented prices, up to $55 million in sales from 2022 to 2026 (MLS closed sales and Miami-Dade County public records).
No fixed bridges.
Bayfront lots and canals with open passage to Biscayne Bay. No bridge limits a boat's height, so a sailboat's mast or a yacht's flybridge passes; the depth of the channel still limits its draft (section 04). Gables Estates, Old Cutler Bay, Tahiti Beach, and 203 homes of Gables by the Sea, on the open bay and on the canals south of Lugo Avenue, the western canals of Agua and Tagus Avenues excepted.
Ocean access under one fixed bridge.
Canals that reach the bay beneath one fixed bridge, whose clearance decides the boat. Cocoplum's interior canals, the marina of Snapper Creek Lakes and the 59 canal homes of Gables by the Sea north of Lugo Avenue, under the Lugo Avenue bridge (9.5 feet of clearance by the City's bridge record), are of this type, and outside the gated communities, 31 Riviera canal homes just above LeJeune Road, east of US-1, by Miami-Dade County's record (section 04).
Ocean access under several fixed bridges.
Canals that reach the bay under two or more fixed bridges, so the lowest of them decides the boat. Outside the gated communities, 262 of the 293 canal homes of the Riviera and Country Club sections are of this type, by Miami-Dade County's water layer and the bridge records; north of US-1 the lowest bridge on the way is 7 to 7.5 feet (section 04). None of the gated communities is of this type.
Lakefront, no ocean access.
Homes on interior lakes: a water view and a shoreline, no route to the bay. Hammock Lakes, the lake lots of Snapper Creek Lakes, and in Gables by the Sea the western canals of Agua and Tagus Avenues, which have no water connection to the bay.
The premium on the water
Julian Acosta →, a Florida real estate licensee since 2005 who has worked the Miami market since 2013, reads a Coral Gables home with no fixed bridges to Biscayne Bay at $700 to $1,500 more per square foot than a Coral Gables home off the water (his own reading, stated September 30, 2026): it is what the water adds to a price before the house is counted.
What this is for
Use the type of water, and its range of documented sales from 2022 to 2026 by Miami-Dade County public records, $5.7M – $55M with no fixed bridges, to know which boat a Coral Gables address can keep before you compare its price; the bridge, not the address, sets the limit.

What size boat can a Coral Gables waterfront home keep?
In Coral Gables, the bridges between a dock and Biscayne Bay set how tall a boat can be.
The bridge between the dock and Biscayne Bay decides it. The United States Coast Guard and NOAA publish two Coral Gables clearances: 15.27 feet above mean high water at the LeJeune Road bridge over the Coral Gables Waterway (United States Coast Guard, 2021) and 11 feet at the fixed bridge over Snapper Creek Canal (NOAA, Coast Pilot 4). Upstream of LeJeune Road, the City of Coral Gables' bridge record gives lower bridges on the routes to the canals north of US-1: 7 feet at Pisano Avenue, 7.5 feet at Ponce de Leon Boulevard and 8 feet at the US-1 bridge. Homes with no fixed bridges have no such limit.
The Coral Gables Waterway.
The National Oceanic and Atmospheric Administration's Coast Pilot 4 describes it as "a dredged channel through coral" that "extends westward about 2 miles inland to U.S. Route 1 highway bridge", with a reported controlling depth of 5 feet in 1999.
Snapper Creek Canal.
The same publication gives its fixed bridge "a clearance of 11 feet", with "a yacht basin with services" just upstream of it, and a reported controlling depth of 5 feet at the entrance in 1999.
The LeJeune Road bridge.
The Coral Gables Waterway passes under a fixed bridge at LeJeune Road, beside Cocoplum Circle, one mile in. The United States Coast Guard gave it a vertical clearance of 15.27 feet above mean high water in 2021, and 16.69 feet for the bridge that is to replace it. A home on the Waterway above that bridge passes under it on the way to the bay, and under every bridge between it and LeJeune Road: north of US-1 that means four or more, the lowest about 7 feet by the City's bridge record.
No fixed bridges
means no bridge limits a boat's height. Depth still does: it is the channel's, and it changes.
Before an offer
A depth in the Coral Gables waterways is a report of its year, not a promise: measure the boat against the bridge and the channel on the current chart.
What this is for
Use the clearances of the bridges between Coral Gables and Biscayne Bay, 15.27 feet at the LeJeune Road bridge and 11 feet over Snapper Creek Canal by the United States Coast Pilot 4 and a United States Coast Guard bridge notice, and as low as 7 feet north of US-1 by the City of Coral Gables' bridge record, to check a boat's height before an offer; depths change, so read them on the current chart.

Can you buy waterfront in Coral Gables outside a gated community?
Yes. Of the 202 single-family waterfront sales in Coral Gables since 2022, 43 closed outside the gated communities: 26 north of US-1 and 17 east of it (MLS closed sales, to September 29, 2026). They are homes on the canals of the Riviera and Country Club sections and on the Gables Waterway, with no gate and no membership.
East of US-1, the side nearer the bay, the median price per square foot is $364 higher than north of it ($1,543 against $1,179, 2022 to 2026). In the 24 months to September 29, 2026, 19 of these homes closed, at a median of $1,482 per square foot.
Coral Bay is not among them: its plats lie inside the security district of Gables by the Sea, so its sales are gated sales, among the 159.
Only some homes in the Coral Gables plats named for the Waterway touch the water: 19 of 144, by Miami-Dade County's water layer.

How it is read
These Coral Gables figures are single-family sales the MLS marks as waterfront, closed from 2022 to September 29, 2026 outside the gated communities' districts and plats. A Coral Gables waterfront price per square foot here is of the 39 MLS closed sales whose record states a living area (24 north of US-1, 15 east of it): it lets a canal home be compared whatever its size. In these Coral Gables figures, the middle half runs from the 25th to the 75th percentile of the sales: the range in which half of them closed.
What this is for
Use the Coral Gables medians, $1,543 per square foot east of US-1 against $1,179 north of it from 2022 to 2026 by MLS closed sales, to see what a canal home outside the gated communities costs on each side; one home's price follows its own lot, its water and its house.

What does it cost to own a waterfront home in Coral Gables?
Property tax on a Coral Gables home totals 18.1852 mills before any exemption, at Miami-Dade County's 2025 adopted millage, and a waterfront home pays it as any other does. It carries three costs of its own: flood insurance, the seawall, and a permit for any work over the water.
Flood insurance.
Miami-Dade County states: "Flood insurance is required for any federally backed mortgage in a Special Flood Hazard Area." The County's flood map tool shows the zone of an address.
The dock and the seawall.
Section 24-48 of the Code of Miami-Dade County requires a Class I permit "prior to performing any work in, on, over or upon tidal waters or coastal wetlands anywhere in Miami-Dade County including any of the municipalities located within the county" (Miami-Dade County, Class I permit application, revised May 2025). A dock at a single-family home is the County's own example of such a project. The County lists a few minor repairs that need no permit, and other agencies, the municipality among them, that may require their own.
Property tax and wind insurance
A Coral Gables waterfront home pays the same property tax and wind insurance as any Coral Gables home; the property tax calculator works the tax for any value: the property tax calculator →
General information
This Coral Gables waterfront page is not legal or insurance advice: confirm a property's flood zone, its permits and its seawall's condition with Miami-Dade County and with licensed professionals before a purchase.
What this is for
Use the Coral Gables millage, 18.1852 before any exemption in 2025 by the Miami-Dade County Property Appraiser, to estimate the tax every Coral Gables home pays, then add the three costs of the water; confirm a home's flood zone, its permits and its seawall before an offer.
