Miami-Dade County Property Appraiser, 2026 roll, and the County's marina layer, read October 19, 2026; condominium sales are the Property Appraiser's qualified sales from 2022 to June 24, 2026, read October 20, 2026.
What do houses in Deering Bay sell for?
From 2022 through 2026, three Deering Bay houses sold at documented prices of $3 million to $4.7 million, at $561 to $1,064 per square foot (MLS closed sales and Miami-Dade County records). The range describes those three houses, not the community.
Deering Bay holds 48 houses and villas and 228 condominium residences in five buildings, and 3 of the 48 stand on the bay-side channel (Miami-Dade County Property Appraiser, 2026 roll). The condominium residences' sales are read building by building in the next section.

Julian Acosta on Deering Bay
Deering Bay is a golf and marina community on Biscayne Bay, beside Kings Bay, with houses, villas and condominium residences around a bayfront course and two marinas. A residence in one of its buildings and a house on its streets are two different markets. When you buy or sell here, I read which one yours is, and I show you the sales of that kind alone.
What do Deering Bay condos sell for?
Deering Bay's 228 condominium residences, in five buildings, recorded 59 qualified sales from 2022 to June 24, 2026, the latest recorded, from $870,000 to $4,450,000, at a median of $1,700,000, or $600 per square foot; the middle half sold for $1,445,000 to $2,195,000 (Miami-Dade County Property Appraiser, sale records, read October 20, 2026). In the twelve months to September 30, 2026, Deering Bay's condominium residences recorded 8 sales, at a median of $1,900,000 (the same records).
A qualified sale is one the Property Appraiser accepts as a sale on its examination of the deed. The price per square foot is on the residence's heated area in the County's record. The middle half leaves out the lowest quarter and the highest quarter of the 59 sales.

What this is for
These figures place a Deering Bay condominium residence against its own buildings' recorded sales, 2022–2026. A building's median, of five to 20 sales, describes those sales; it is not the value of one residence, which is read from its building, its size and its floor.

Which Deering Bay homes are on the water?
Of the 48 houses and villas in Deering Bay, 3 stand on the edge of the bay-side channel, with no bridge on the way to Biscayne Bay, and 9 face golf-course lakes with no connection to the sea; 36 have no water of their own (Miami-Dade County Property Appraiser and County water layer, read October 19, 2026).
Deering Bay holds two marinas on its basin: Deering Bay Marina, with 94 wet slips, and The Grand Marina at Deering Bay, with 27, for 121 in all (Miami-Dade County marina layer). Their slips are recorded as separate folios of two marina cooperatives on the Property Appraiser's roll. NOAA's chart shows the Deering Bay Channel, the way out to the bay, dredged to 1.8 meters (survey of May 2025), with soundings of 0.3 to 0.6 meters near its mouth (2018), so the chart, not a bridge, sets how deep a boat can draw.

Nº 01 Flood zone
All 48 Deering Bay houses and villas stand mostly inside FEMA's Special Flood Hazard Area, in zone AE, with a base flood elevation of 11 to 13 feet: 19 at 11 feet, 5 at 12 and 24 at 13. None of their lots touches zone VE, the coastal high-hazard zone (FEMA's effective flood map, in Miami-Dade County's flood-zone layer, read October 20, 2026). In zone AE, a mortgage from a federally regulated lender requires flood insurance, and a new or substantially improved house must be built to the zone's elevation (FEMA). A lot's own ground and floor elevations are on its survey and its elevation certificate. The five condominium buildings were not part of this read.
What this is for
These counts say which of the 48 Deering Bay homes have water and how it reaches the bay, from the County's record. They do not state today's depth at a dock or a slip, which only a survey reads.

What kinds of homes are in Deering Bay?
Deering Bay holds 48 houses and villas, 24 single-family and cluster homes and 24 townhouse villas, on lots of 2,836 to 16,031 square feet with a median of 6,022, and 228 condominium residences in five buildings: Deering Bay Condo I and II, Verona, Siena and Milano (Miami-Dade County Property Appraiser, 2026 roll, read October 19 and 20, 2026).
A median lot is the middle one when the 48 are set in order. A condominium residence has no lot of its own.

How old are the houses in Deering Bay?
The median Deering Bay house or villa was built in 1995, the middle of the 48; the oldest dates from 1993 and the newest from 2015, and 2 were built in 2010 or later, none since 2020 (Miami-Dade County Property Appraiser, year built, 2026 roll, read October 20, 2026).
The year is the County's year built for the main house; a renovation does not change it. The oldest of the 48 dates from 1993, so the first period holds houses of 1993 to 1999. Deering Bay's five condominium buildings were built from 1993, Deering Bay Condo I, to 2003, Milano; each building's year is in 02's table.

How is Deering Bay run?
Deering Bay is run by private associations, not by a security district: the Deering Bay Master Property Owners Association and the Deering Bay Villas Association own its common tracts, and Deering Bay Yacht & Country Club Inc owns the golf course and club tracts (Miami-Dade County Property Appraiser, read October 19, 2026). The County's security district layer holds no district for Deering Bay, and the City of Coral Gables levies no district assessment on it for fiscal year 2026-27. The Deering Bay Master Property Owners Association also owns the marina basin that 20 Kings Bay homes face.
If you are buying in Deering Bay, ask for each association's budget and rules before you sign: the County's record does not hold them.
What does it cost to own in Deering Bay?
A Deering Bay home is taxed at the Coral Gables rate, 18.1852 mills in 2025 in total, and, because no County security district covers the community, its bill carries no district assessment (Miami-Dade County Property Appraiser, 2025 adopted millage rates; County security district layer, read October 19, 2026). The associations' dues and the club's are not on the public record this page reads.
An estimate at the adopted millage, before the City's charges on the same bill (solid waste and fire protection) and before the Save Our Homes cap. A home's own tax comes from its assessed value and its exemptions.

The rate
The total levy on a Coral Gables parcel was 18.1852 mills for tax year 2025, as adopted: 5.5590 for the City, 6.6330 for the School Board, 4.5740 for Miami-Dade County's operating budget, and the rest for county debt, the library district, The Children's Trust and the regional water and navigation districts. A mill is one dollar per $1,000 of taxable value. Coral Gables runs its own fire department, so its parcels pay no Miami-Dade Fire Rescue District levy.
After closing
The purchase resets the assessment. A home is assessed at its just value as of January 1 of the year after the sale — the value the Property Appraiser sets, not necessarily the price paid. The tax a listing shows is the seller's, often held down by years of capped increases; it is not the buyer's next bill.
The homestead exemption
A primary residence qualifies by filing with the Property Appraiser by March 1: $25,000 off the assessed value for every levy, and a second exemption on the value between $50,000 and $75,000 for levies other than the School Board's — $26,411 in 2026, indexed to inflation each year. In the first year the difference is small. What the exemption buys is the cap that follows it.
Save Our Homes
Once a home is homesteaded, the yearly rise in its assessed value is limited to 3% or the change in the consumer price index, whichever is lower: 2.7% for 2026, 2.9% for 2025. A property without homestead has its own cap, 10% a year, which does not apply to school levies. An owner who moves from one Florida homestead to another within 3 years can carry up to $500,000 of the accumulated difference to the new home.
On the ballot · November 3, 2026
Amendment 3, placed on the ballot by the Legislature, would raise the homestead exemption from non-school taxes to $150,000 in 2027 and $250,000 in 2028, indexed after that; keep the school exemption at $25,000; and lower the yearly cap on non-homestead properties from 10% to 5%. It needs 60% of the votes cast to pass. This note is rewritten with the result after the election.
On the same bill
Two City charges are billed per dwelling unit with the property tax for fiscal 2026-27: $601 for solid waste collection ($572 if paid directly to the City by August 15), and a $70 fire protection assessment.
Security districts
11 security districts, one of them with a street-lighting district on the same parcels, are administered by the City of Coral Gables, which took them over from the County on October 1, 2018. Each is a line on its parcels' tax bill; the rates above were adopted on September 14, 2026, and a vacant lot pays half. Six of the fourteen gated communities are not special taxing districts: Gables Estates, Cocoplum's second section, Tahiti Beach, Deering Bay, Journey's End and Cutler Oaks Estates appear neither in the City's assessment resolutions nor in the County's district map, so their bills carry no district line. Two of the districts overlap on Banyan Drive: the homes of Banyan Lakes pay the Banyan Drive district, and all of them but those on Palm Vista and Banyan Trail also pay the Hammock Lake Banyan district's roving patrol, which every home in Hammock Lakes pays on top of its own district. In Gables Estates, the Gables Estates Club's membership requirement is $100K, according to Julian Acosta.
Association fees
Outside the gates, almost never: of the 317 single-family homes outside the gated communities sold in the twelve months to September 29, 2026, 4 reported an association; inside the gates, 52 of 72 did. Condominiums are the opposite. Their median association fee was $1,136 a month across 224 sales in the same twelve months, with the middle half between $779 and $1,453.
Wind insurance
Miami-Dade and Broward form the Florida Building Code's High-Velocity Hurricane Zone. The state insurance regulator's county averages, on data as of March 31, 2026, are $5,975 a year for a homeowners policy that includes wind and $2,801 for a condominium unit-owner policy that includes wind, in Miami-Dade; the premium actually charged varies with the insurer, the insured value and the deductible. Insurers must offer hurricane deductibles of $500 and 2%, 5%, 10% of the dwelling limit; for dwellings insured between $1M and $3M they may offer 3% instead of 2%, and above $3M they need not offer 2%. A wind-mitigation inspection on the state's form is valid for up to 5 years and is the basis of the mitigation discounts insurers are required to file.
The flood map
The FEMA flood map in effect is the one of September 11, 2009; the preliminary maps published in 2021 are not in effect. It places zones AE, VE and AH — the Special Flood Hazard Area — inside the city, concentrated along the bay and the canals of the south, while most of the land in the northern part of the city maps as Zone X. Since October 1, 2025, a seller must state before the contract whether the property has flooded during their ownership and whether they have filed a flood claim or received federal flood assistance. The City issues flood-zone determinations and publishes the elevation certificates it holds.
Flood insurance
A mortgage backed by the federal government on a building in the Special Flood Hazard Area requires flood insurance. Citizens Property Insurance requires flood coverage as a condition of its policies: in the flood zone since 2023, outside it for dwellings with a replacement cost of $400,000 or more since January 1, 2026, and for every policy from January 1, 2027; condominium unit-owner policies are exempt. Coral Gables takes part in FEMA's Community Rating System at Class 5, which discounts every National Flood Insurance Program policy in the city by 25%, inside the flood zone and outside it.
Renovating in the flood zone
In Coral Gables, improvements whose combined cost over 5 years reaches 50% of the building's market value count as a substantial improvement, and the building must then meet the flood rules for new construction — among them, a lowest floor at least 1 foot above the base flood elevation. For an older house in the flood zone, that threshold shapes the renovation budget before the purchase.
Maintenance
No public source measures what a Coral Gables house costs to maintain, and this guide prints no figure it cannot source. Three facts decide most of it. The age of the house: outside the gates and north of US-1, the homes sold in the last twelve months have a median year built of 1952; in the lettered sections it is 1938. The review: every exterior alteration goes before the Board of Architects, and a property on the Coral Gables Register of Historic Places needs a certificate of appropriateness. The flood threshold: in the flood zone, work that reaches 50% of the building's value over 5 years brings the rules for new construction with it. In a condominium, the building's upkeep is in the association fee and in its reserves. For a specific house, the number comes from its inspection, before the offer is firm.
Tax, insurance and assessments depend on the home: its assessed value, its flood zone, its district. Ask for the figures of the one you are considering.
What this is for
The millage, 18.1852 mills in 2025, says how the tax on a Deering Bay home is built. The bill on one home follows its taxable value, which the Property Appraiser sets.
